David Rubinstein, President of the Commercial Division at ProMortgage, has funded more than $200 million in commercial and residential transactions to date. While running operations for ProFunding, a mortgage bank in Marin, Rubinstein discovered his own unique talent for structuring deals. In his two years heading up the bank, Rubinstein funded $180 million in residential mortgages. In 2008, he took his deep underwriting knowledge and became a residential mortgage broker. In 2014, he expanded his reach to include structuring and brokering commercial mortgage deals. Rubinstein is somewhat famous for his excellence in funding difficult deals as well as providing the best of market rates to his loyal clientele.


A UCLA graduate, Rubinstein is an avid soccer player, keeping his competitive spirit alive through indoor soccer leagues in San Francisco. As a person who stutters, Rubinstein is very active in the National Stuttering Association. He gives workshops at national conferences and locally, as the chapter leader of the San Francisco division of the NSA.

Real Estate Veteran Lionel Selzer, Vice President of the Commercial Division at ProMortgage, received his California Real Estate license in 1985, when the median price of a home in the state was $119,860. He was successful early on negotiating and brokering high-value contracts, as well as mergers and acquisitions, for some of the Bay Area's premiere businesses.


In 1991, Selzer transitioned into the mortgage industry, taking a senior mortgage officer position at First Security | Residential Capital Mortgage, one of California’s largest brokerage houses and mortgage banks. In his more than 20 years as a top-producing mortgage broker with First Security, Selzer covered nearly every mortgage program and asset class. He specialized in commercial, construction, residential and private placement mortgages. During his tenure, Selzer also spearheaded the company’s Shared Equity Group as Vice President and assisted in the formation of a Reverse Mortgage division at All California Mortgage.


To date, Selzer has funded in excess of $650 million in mortgage loan originations.

When it comes to real estate financing and marketing expertise, Broker Associate Joy Hurtig has no blank spots. Her background in commercial leasing, marketing and finance provides a comprehensive foundation for property evaluation and analysis.


The 30-year career commercial real estate broker also has a generous dash of entrepreneurial know-how. Hurtig founded and ran her own company financing properties throughout California and Hawaii. She also is the co-founder of CentergyTax, Inc., which specializes in commercial property tax reduction.


Hurtig has worked as a Broker Associate with Grubb & Ellis and Blatteis Realty Co. Inc. in the San Francisco Bay Area, and May Realty Advisors, CBM, Beitler Commercial Realty and Los Angeles Realty Services, the leasing arm of Pacific Financial Group in Los Angeles.


She has successfully represented both landlords and tenants in retail and office projects ranging from single-tenant buildings to 1,000,000-square- foot retail/office projects.


Hurtig has a BS in Business Administration from the University of Southern California.
